I can tell you that it's not easy to get an b/w effect. It takes lot of time and testing.

The whole process step by step:

1. Adjust saturation to zero
2. Zoom in closer. It makes it easier to find the right controls for b/w effect
3. All the colors must be in same position. The sliders on the left edge of the colours are at zero percent. Adjust all colours to 30–50%. The correct value can be found by testing
4. You need to adjust time and weather too
